There are many different options, both destructive and nondestructive. We are going to analyze three of the major nondestructive techniques: nuclear, dielectric, and infrared. Nuclear and dielectric techniques both utilize a grid system. The roof is marked off in an intersecting grid, usually on 5', 10', or 20' centers. The most commonly used are 7'-10' centers. The operator moves the instrument to each point and records the instrument readings at each one of the intersecting grid points. The infrared technique "photographs" 100% of the roof surface. It is important to note that the quality of the results of any of these types of analyses may vary greatly depending upon both the quality of the instruments being used and the competence of the user. We will assume that both the instruments and the operator are competent. Also note that all three of these methods generally employ the use of destructive testing in the form of core sampling to verify results.</span><br />

The theory of this technique is quite complex, but basically a nuclear meter measures the slow reflected neutrons from a fast neutron source. Nuclear meters contain radioactive material in order to release these neutrons. When the neutrons are released from the meter, they collide with other particles within the roof. If the particle is a hydrogen atom, the neutron's speed will be reduced. Since water contains hydrogen atoms, the amount of moisture in a roof system should be proportional to the number of "slow" neutrons reflected back from the roof system. This process is complicated by the fact that roof components may also contain hydrogen atoms, but presumably the readings should be fairly consistent for all dry roof areas, with a marked change for areas containing moisture.</span><br />
<span style="font-family: "verdana" , sans-serif; font-size: small;"><br /></span>
<span style="font-family: "verdana" , sans-serif; font-size: small;">There are both advantages and disadvantages of nuclear analysis. One advantage is that the data acquisition is rather insensitive to climatic conditions, enabling this survey to be done during the day and during virtually any part of the year, as long as there is no standing water on the surface of the roof. Another advantage is that it can be used on virtually all roof types. One disadvantage is that the meter contains radioactive material which requires special handling and licensing. Another disadvantage is that data acquisition is time consuming and laborious. Also, the meter readings are angle sensitive and must be properly placed on the roof. The readings can also be affected by inconsistencies in the roof components. Finally, a major disadvantage is that since the nuclear meter samples about 2 square feet of roof at each grid point and most surveys are taken on a 10' x 10' grid, <b>a nuclear moisture survey sees only about 2% of the roof</b>. Even if the grid size is reduced to 5' x 5', the coverage is only increased to 8% and the work is multiplied by 4.</span><br />

The meter creates an alternating electrical current in the roof system below. Capacitance is the property of a substance which permits the storage of electricity when there are differences between two conductors. Capacitance is measured as a dielectric constant. The dielectric constant of a water saturated roof system will be much higher than that of a dry system (with intermediate constants for intermediate amounts of moisture).</span><br />

<span style="font-family: "verdana" , sans-serif; font-size: small;">The advantages and disadvantages of the dielectric method are very similar to the nuclear method. This applies to the climactic advantage, which is exactly the same. The advantages is that the equipment is less sophisticated, easier to operate, and generally less expensive than the other two methods. One disadvantage is that it is virtually impossible to determine the actual boundaries of a known anomaly. Also, due to its electrical charge operation, there are numerous conditions which will prevent the equipment from obtaining any accurate or useful readings. Finally, the major disadvantage is that, like the nuclear method, capacitance meters sample about 2 square feet of roof at each grid point and most surveys are taken on a 10 x 10' grid. <b>Therefore, a dielectric survey sees only about 2% of the roof</b>.</span><br />

Areas with wet insulation will appear lighter than dry areas due to an increase in temperature. The data generally is recorded through digital imagery. This method tends to be less time-consuming than the other two methods, offering cost advantages, particularly for large facilities. This method can also be used to identify conditions requiring remediation on exterior walls and window panels.</span><br />

<span style="font-family: "verdana" , sans-serif; font-size: small;">There are, however, disadvantages to this method. The first disadvantage is that it is highly weather dependent, with many variables including surface moisture, wind speed, daytime vs. nighttime temperature, etc. The second disadvantage is that these scans generally need to be performed at night, increasing safety issues. The readings may also be affected by interior heat sources or differences in insulation thickness. The final disadvantage is that the results are qualitative rather than quantitative, and therefore are highly dependent on the experience of the operator.</span><br />

The general manufacturing procedure started with a carbon steel sheet that was
then hot dip galvanized. While the zinc was still molten, an asbestos felt
was pressed into the surface to form a mechanical bond between the zinc and the
asbestos hence the name Gal-bestos. This strip was then impregnated with asphalt
under pressure and heat. In the resultant sheet, the asbestos fibers were
completely encapsulated by the asphalt. A final protective coating of
asphalt or hot melt polyester color coating was then applied as the final
weathering coat. </span></div>

and found extensive use among the Fortune 500 of the time. Because of its
durability many installations still exist.<o:p></o:p></span></div>

Galbestos, the color coat hardens and shrinks. This causes cracks to
appear in the finished coat. At this point the asphalt / asbestos layer
becomes exposed. With continued weathering the asphalt deteriorates and
can erode from the panels. In some cases the shrinkage
of the Galbestos color coat can be excessive and larger areas of the asphalt /
asbestos layer is exposed.<o:p></o:p></span></div>

been working with StructureTec Group?</span></b></div>

<span style="font-family: Calibri;">This is my fifth year. I made a pledge when I was talking
with Jeffrey Brittan (CEO of StructureTec Group) during my interview to, within
a five year period of time, take the new paving division to the point of being
StructureTec’s largest division by revenue. It looks like this may be the year
that we can get there, and this is my fifth year. </span></div>

been in the industry?</span></b></div>

<span style="font-family: Calibri;">When I was going to school in Ann Arbor Michigan back in the
late 60s, as soon as I wrote my last final I immediately went to work for Ann
Arbor Construction Company, so I guess about 45-48 years.</span></div>

<b style="mso-bidi-font-weight: normal;"><span style="font-family: Calibri;">What significant
changes have transpired since you joined StructureTec Group?</span></b></div>

<span style="font-family: Calibri;">There was a steep learning curve early on as it relates to
the heavy civil division. In the beginning there were a lot of checks and
balances and a lot of conversation. As a new division in the company, we had to
work together to develop a full understanding of the capabilities of the Pavement
Management Group and how it is different from roofing and restoration.</span></div>
<div class="MsoNormal" style="margin: 0in 0in 8pt;">
<b style="mso-bidi-font-weight: normal;"><span style="font-family: Calibri;">What is unique about
the Pavement Management Group?</span></b></div>
<div class="MsoNormal" style="margin: 0in 0in 8pt;">
<span style="font-family: Calibri;">The most unique part of it is the speed of which the
projects are handled. A three-quarter million dollar restoration job takes a 3-6
months to complete. A three-quarter million dollar pavement job, only takes
three weeks. So process from start to finish is vastly quicker. </span></div>
<div class="MsoNormal" style="margin: 0in 0in 8pt;">
<b style="mso-bidi-font-weight: normal;"><span style="font-family: Calibri;">What is your most
memorable/rewarding/challenging project?</span></b></div>
<div class="MsoNormal" style="margin: 0in 0in 8pt;">
<span style="font-family: Calibri;">The American Axle manufacturing plant in Mexico. We went
there to do a job and had only one week to complete. Ended up taking a week and
four days because we had to work with local contractors in an area where they
were 20-25 years behind the current specifications. We ended up taking 2-3 days
in dialogue to get them up to speed on the specifications. We were able to help
them get 20 years ahead of where they were in terms of quality product. </span></div>
<div class="MsoNormal" style="margin: 0in 0in 8pt;">
<b style="mso-bidi-font-weight: normal;"><span style="font-family: Calibri;">Where do you see the
direction of StructureTec/Pavement Management Group going in the next decade?</span></b></div>

<span style="font-family: Calibri;">I think further technological developments in our CAD
department will take us to the next level and allow us to handle more projects
at one time. These developments will include the implementation of a 3D CAD
program. I also anticipate that we will move into a much more global market as
we have already started to move this direction in the last four years. </span></div>

<b style="mso-bidi-font-weight: normal;"><span style="font-family: Calibri;">What makes
StructureTec unique? What sets us apart?</span></b></div>

question, everybody in the organization is on the top of their game and is
extremely well prepared for the task. We have the people, and the right people
in the right places. Also our national accounts that are light years ahead of
similar companies who are trying to do the same thing. Our ability to grow is
supported by those two facets. </span></div>

most about your job?</span></b></div>

task and follow it through to completion. That to certain personalities is
infectious. My greatest reward is following the project from start to finish
and having a satisfied client when complete. For me it’s the biggest thrill. </span></div>

As we are preparing for 2015 Capital Projects, what are the
recent trends in the industry that are affecting the bid results? Some have experienced
the benefits of bidding projects that are scheduled for the second or third
quarter in the first quarter or even in the fourth quarter the year before.
However now that we are well into 2015, there are several factors that need to
be considered when bidding for upcoming 2015 work.<o:p> </o:p><br />

So far 2015 has started with several conditions, although
not seen to this effect in recent years; the conditions are not surprising with
the situations leading up to 2015. Projects that have been pushed back and delayed
years previously are now being slated for 2015 work. Based on the amount spent
on construction over the past 3 years in the U.S., the average growth of
construction projects was 7% more each year<w:sdt citation="t" id="543648450"><!--[if supportFields]><span
style='mso-element:field-begin'></span> CITATION Hue15 \l 1033 <span
style='mso-element:field-separator'></span><![endif]--><span style="mso-no-proof: yes;"><span style="mso-spacerun: yes;"> </span>(Huesman, Holland, & Langley,
2015)</span><!--[if supportFields]><span style='mso-element:field-end'></span><![endif]--></w:sdt>.
There is more work in the market place and not enough man power to execute the projects.
Contractors are even turning down the invitation to bid because their backlog
is already full for the construction season. With less tier one contractors bidding,
it becomes more of a challenge to receive the most competitive pricing for
upcoming work.</div>

<b style="mso-bidi-font-weight: normal;">Upcoming Projects<o:p></o:p></b></div>

With capital projects slated for 2015, it is crucial the
projects get bid out as soon as possible while still allowing time for the
proper design and expectations to be factored in. Inviting more contractors
that are qualified for the job will also be beneficial. Not only local
contractors but also inviting regional contractors will yield a competitive
price. Due to the amount of projects in the market place, inviting more
contractors<span style="mso-spacerun: yes;"> </span>then one might normally
expect, with the expectation a few might decline the invitation, competitive
prices are still obtainable. <o:p></o:p></div>
<br />
<div class="MsoNormal" style="margin: 0in 0in 0pt;">
During the bidding phase, one might also ask the contractors
their schedule for performing the work. Having firm start dates and completion
dates might be a contributing factor of inflated pricing. If possible, it would
be better to work with the contractor on their current backlog and still meet
milestones such as substantial completion before end of summer opposed to
project start on a firm date. Their still may be a narrow window for the work
to take place, but the more one is willing to work with the contractor during
the bidding stage, the better the prices will be.<o:p></o:p></div>

A: I started in March of 2011. I have been in the parking structure and building restoration industry since graduation in June

A: I was hired in as a senior project manager, responsible for managing individual projects, shortly after I was promoted

memorable/rewarding/challenging project?<o:p></o:p></b></div>

A: Most recently, the Tampa General Hospital project. This is the type of project that was our goal to work on since I started. It was unique in its size, complexity, number of structures and logistics. It was a major forensic investigation. </div>

Another rewarding project is the University of Pittsburgh Medical
Center, it has been a goal of ours to perform this type of major reconstruction...and we are there now. It is rewarding
as the division manager to see the division grow into this caliber of work.<o:p></o:p></div>

<b>Q: What attracted you to StructureTec Group? <o:p></o:p></b></div>

A: I had some existing exposure to the company about 10 years before I joined the team. I talked with CEO, Jeffrey Brittan and thought he had an interesting concept, as far as the way he was structuring the Company. This structure lead to
opportunities for growth and development. Unlike other companies, StructureTec doesn't sit around waiting for the work to come in. It was clear that StructureTec is a very market driven firm. <o:p></o:p></div>

A: I see us moving into larger

also see a huge opportunity in our ability to self perform the repairs as a

A: The biggest difference is flexibility, we are small enough to take
risks in development, but large enough to be conservative to make sure everything
is being done correctly. We are more entrepreneurial than most engineering firms.
Engineers tend to stay very focused on one small capability. We’re
not just looking at one particular aspect of a buildings, we’re looking at whatever it takes to service
the client. <o:p></o:p></div>

A new patient tower, conference center and cafeteria were being added to their campus. With construction underway on the new additions, the hospital’s management recommended that an aesthetically appealing green roof system be added to an existing roof area because it would be visible from the new patient tower.<br />

They wanted to create a space that would promote patient healing through a natural environment as well as provide a place to host events. A green roof would be just that. Rather than look out onto a typical roof system, patients staying in the new tower could look from their windows down to a beautifully landscaped green roof. Also, the area could be used as a place for people to get outside and enjoy some fresh air while staying under the care of hospital staff.<br />

The hospital contacted an architect who recommended they add the green roof on top of the existing roof system. StructureTec Group had worked with the facility manager on other projects, valuing StructureTec Group's reputation for best-in-class building envelope weatherproofing, the facility manager decided to get a second opinion.<br />
<br />
The problem with the suggested approach was that the existing roof was not designed to support a green roof. The existing roof was a 19 year-old modified bitumen roof constructed with seams in the membrane. A green roof membrane has to be designed to hold water for the plants. Thankfully the roofing experts at StructureTec caught the error before any plans were drawn. The facility manager selected StructureTec Group to design and build the green roof using the Premier Engineered Systems project delivery method.<br />

Premier Engineered Systems is our unique Design-Build approach. This method utilizes the design expertise of StructureTec in partnership with the construction expertise of Construction Services Group, a StructureTec Group subsidiary. This design-build approach eliminates the bidding process, allowing projects to be fast-tracked and designers and contractors to work together as a unified team. This method was necessary for the project because construction was already underway on the new patient tower. Construction Services Group (CSG), had only a brief window of time to complete the project before access to the roof was blocked by the new patient tower that would be multiple stories higher than the green roof.<br />
<br />
CSG technicians began work on the project, only to discover that the two roof areas intended for the green roof had been built differently. On one section, the existing modified bitumen roof was adhered directly to the concrete deck, not on top of insulation as it was on the other side. This discovery required the StructureTec designers to re-engineer the roof system for that section. Otherwise the roof would have been higher than the door thresholds. A plan was developed to remove the existing roof and prepare a new concrete surface coated with an aesthetically pleasing, skid resistant PMMA surface. This completely waterproofed the roof without adding any additional height.<br />

Because Premier Engineered Systems was chosen as the project delivery method, this new challenge did not delay the project. The designers and builders were working together throughout the process, CSG was able to continue to work while the designers at StructureTec redesigned the plan for the unexpected roof system. This allowed CSG to meet their deadline without delaying construction on the new additions; a delay that could have cost the client thousands.<br />
<br />
CSG met their deadline and installed a weatherproof and beautifully landscaped green roof. The green roof is now a real focal point of the hospital. It is a unique place where they can host events but more importantly a place that promotes patient healing reflecting the hospital’s dedication to providing the highest quality of care possible to their patients.<br />
